UK pensioners enjoyed a silver equity boom last year as the total value of their properties rose to a record £1.1trillion. The mortgage-free over-65s saw their householder wealth increase by £46billion, rising by an average of £812 a month or £9,744 for the year.

An analysis by equity release advisers Key Retirement showed the top average annual rise was in the East Midlands where prices increased by £14,003, followed by the West Midlands on £12,029, and Scotland up £11,865.
Properties in Wales showed the lowest growth at only £1,148, followed by the North- east on £6,382 and London on £7,111.
Experts said the trend helped shield pensioners from uncertainty caused by price fluctuations and allowed them to help their children.
